Stop Looking for the Bottom

I am getting a little tired of everyone trying to speculate on where the bottom is. My advice, stop obsessing on the bottom, and work your way to the top. Or, if you are already on the top, focus on maintaining your position. There are opportunities abound! Many people who shouldn’t have been in the real estate business in the first place are finally leaving. Yea! Hooray! More for us!

Now is the time to solidify your company brand and get back to business. You need to revisit the things that have brought you the most success over the years, and expand upon them. Remember the importance of relationships, both internally and externally. Build morale and communicate often. If you don’t take care of your agents or your clients, someone else will be glad to take them off your hands.

Recruit, but recruit smartly. Recruitment isn’t really a numbers game, it is about production. And if you have someone who is merely a desk filler, cut them loose.

Devise a new marketing strategy that maximizes the exposure of your company and your listings. Guess what? That is not going to be done through traditonal print marketing, so start scaling back on your newspaper advertising. The cost is exorbitant, and the ROI is virtually non-existent. It hardly makes sense anymore, and it definitely doesn’t sell properties.

Be optimistic about the market. Someone has to. It’s very easy to sound pesimistic and moan about the economy, but let’s face it. We will hit the bottom at the exact moment that we hit the bottom and not a moment before. Position yourself for the turnaround and do everything you can to survive this downturn. We will get through this, but not without a lot of hard work and tough decisions.

With regards to Houston Relocation, we are still seeing a healthy influx of people into the area. Thankfully, our bottom, whatever that is, or whenever that is, won’t be as obvious to us because our market has remained stable in comparision to other parts of the country.
